The best advice I can give to anyone of my clients who are thinking about selling their home. Order boxes online or through your local moving company and start to pack up all the items in your house that you will not need for the next six months. We relate our new experiences to things we have experienced in our past. Pack up your house and make it refreshed and paint with similar relaxing colors to sell your house fast.
Yesterday I went to preview a house that was full of dolls. Although the owner probably loves these items, I looked at them as old and dirty. It reminded me of an old lady with millions of cats. That negative thought was in my head when I travel through the rest of the house. You do not know how people are going to react to items or smells in their environment. We are cognitive thinkers. Therefore when we see something, touch, smell or taste an item, our brain immediately tries to relate this information to something we already know; something we have had previous experience with. Until we step in someone shoes, we have no idea what others have experienced, although we can make generalize assumptions.
Most people have been experienced a relaxing moment. Think back to those times. Was it at a spa, during a hike, or pumpkin picking with the kids? Close your eyes and remember the palate. The colors might have been bright, but I am sure that they all harmonized very well. Nature does not display a drastic color palate. When you are looking at the fall colors of falling leaves, all the browns, yellows, greens and oranges, blend well together.
You want people to associate your house with those positive and relaxing experiences. Not the experience of many different colors on the pictures and frames, or clothing on the dolls. Those doll collection, family pictures, books, and plastic plants, BOX THEM UP!
When I take your listing and I preview your house, do not be upset if I clearly explain to you to pack up the junk. I am very blunt, and will like to sell your house as much as you do. If you are spending 1.9 million on a house, make it look the price. I will also question any real estate agent who takes a listing and displays a house without telling you this information. So, stop reading and go find some boxes! It's time to move!
